The Grafenhäusl does not carry its name by chance. An Italian countess of the Orsini und Rosenberg line once spent her summers here – and today the high rooms, the long tables and the quiet dignity of the old walls tell of it. What has remained is a holiday house for up to ten people at 870 metres on the Umlberg, with the Naturpark Karwendel all around and a history that is rare.

You park right at the house. Inside, three floors, four bedrooms, a children's playroom and two bathrooms await. The fire crackles in the Swedish stove, everyone fits at the long table, and on the sun terrace the barbecue and the view over the Tuxer Alpen await. Enough space for the extended family, the ski group or the hiking reunion with old friends – without anyone having to make allowances for anyone. But a family too – which finds space enough – feels especially at home here.

Three floors, four bedrooms and a children's playroom

In the spacious house everyone has their place – and everyone comes together again at the long table. Four roomy bedrooms, plus a separate children's playroom (priceless in rainy weather), two bathrooms with shower and bathtub. WiFi throughout the house; heating is via the Swedish stove in the dining room plus central heating. Electricity comes from the house's own photovoltaic energy community – sustainably generated, centrally distributed.

In the dining room stands the long tableat which everyone can sit at the same time. The Swedish stove warms slowly and for a long time. The modern kitchen has a serving hatch to the dining room – whoever cooks stays in the conversation. Outside await the sun terrace with barbecue, two balconies and a garden with old apple trees. The panoramic view over the Inntal and onto the Tuxer Alpen is the same one the countess enjoyed back then.

In the middle of the Naturpark Karwendel – with a healing spring and a yew forest

Hiking trails and MTB routes into the Naturpark Karwendelbegin outside the front door. The Maria Larch spring with its pilgrimage chapel from 1678 gives healing spring water. Three ski areas – Kolsassberg, Kellerjoch and Glungezer – make the house a year-round address. Daniel's farm with a farm-shop refrigerator lies 50 metres further on: cheese, barbecue meat, jam, egg liqueur, self-service.

The Grafenhäusl is reachable by car all year round – parking space right at the house. Whoever arrives by train comes as far as Terfens and takes a taxi or bus up the mountain.
