1. Griaß di – who we are and what these terms and conditions govern
Griaß di at Urlaubshütten! Great to have you here. Here you will find everything important about your booking – without small print you need a magnifying glass to find.
These general terms and conditions govern the business relationship between you as guest,our hosts and us as online agent Urlaubshütten.com (Sprenger Touristik KG). With your booking on www.urlaubshuetten.com you agree to them. As a consumer within the meaning of the Austrian Consumer Protection Act (KSchG) you enjoy special protection – and we are happy to abide by that.
So that everything is legally in order,we can only accept bookings from persons of legal age. Your booking creates a binding contract.
Please take care of your travel documents as well as passport,visa and health regulations for arrival and departure yourself – that is your responsibility.
A legal note we do not want to withhold from you:As this is accommodation for a specific date,under § 18 para 1 no 10 of the Austrian Distance Selling Act (FAGG) there is no 14-day right of withdrawal for online bookings. Instead,our cancellation and rebooking rules in point 4 apply – we have deliberately made them fair.
2. Our role as agent
We,Sprenger Touristik KG (Urlaubshütten.com),are your online platform for special holiday accommodations in the Alps. On our website you find the hut of your choice and can book directly online.
Agent role
- We act as agent for accommodations – the actual rental contract is concluded between you and the respective accommodation owner (host).
- We take care of presentation,booking processing,communication and quality assurance.
- The host is responsible for the condition,equipment and provision of the services on site.
Our hut descriptions
We create the descriptions of our huts on site in cooperation with our hosts and update them regularly. So we have been there ourselves – that matters to us,so that you get what you see.
Online booking
In the booking process you can review and correct all entries at leisure before submitting. Afterwards you receive your booking confirmation by e-mail,including the terms and conditions as a PDF to save and print. That way you have everything important at hand at all times.
Who takes care of what
We take care of for you:a detailed,as truthful as possible online description of the accommodations,the complete booking processing,invoicing,communication between you and the host,as well as support with questions,defects and complaints during your stay.
The host takes care of:the proper condition of the accommodation,the provision of the booked services,the prompt remedying of defects on site and compliance with legal requirements (e.g. registration obligation,local tax).
So that you feel completely at ease,we work closely with our hosts. If you have questions or concerns,we are there for you.
3. Prices,services and possible changes
3.1 What is included in the price
The total price in your booking confirmation is guaranteed. It generally includes:
- the hut rental price including all taxes
- the final cleaning
- bed linen &towels,where stated in the description
Which services are included in detail (e.g. electricity,firewood,Wi-Fi,bed linen) is always stated in the respective hut description at the time of booking. That way you know from the start what to expect.
We show you the local tax separately at booking – so you see in advance what the municipality levies.
3.2 Price changes (local tax &changes by you)
There is only one single exception to the price guarantee:the local tax is set by the respective municipalities. If it increases after your booking,we have to pass this change on – but don’t worry,you will hear about it from us in good time before arrival.
If you change the travel period or the number of people after booking,the current daily prices apply for the new period or the new occupancy. Last-minute discounts or special offers unfortunately cannot be applied retroactively to rebookings.
3.3 Changes of services by the host
Should a significant change of services arise between booking and arrival (e.g. hot pot or whirlpool no longer available,a feature is dropped),we will let you know as early as possible,no later than 21 days before arrival. Then you have the choice:
- You accept the changed service – and we assess an appropriate price reduction (based on the Frankfurt table of travel price reductions).
- Or you withdraw from the contract free of charge and receive all payments already made back in full.
4. Booking,payment,rebooking and cancellation
4.1 Booking and payment conditions
With your booking request you make us a binding offer. As soon as you receive our written booking confirmation by e-mail,your booking is fixed.
- Deposit:You will find the exact amount in the description of your hut and in your booking confirmation – depending on the hut,12% or 14.4% of the rental price (incl. 20% VAT). Please transfer it within 5 days to Urlaubshütten.com.
- Balance:no later than 21 days before arrival to the host’s account named in the booking confirmation
- Cash payment on arrival is only possible if expressly agreed in advance.
Security deposit:The vast majority of our huts manage without a security deposit – we ourselves never collect one. With some accommodations,however,the host requires one. If that is the case with your hut,you will learn everything necessary at booking:how high the deposit is,whether it is to be transferred in advance or left in cash on arrival,and when you get it back. Depending on the host,this happens either directly before your departure or within 7 days afterwards – provided,of course,nothing has been broken. The deposit is handled directly between you and the host.
Should a payment be overlooked,we proceed calmly in stages:first a friendly reminder (free of charge,of course),then a second reminder with a €5 processing fee,finally a formal reminder with a €10 processing fee. If we still hear nothing from you after that,we unfortunately have no choice but to cancel the booking and pursue the outstanding claim through the European order-for-payment procedure.
4.2 Rebookings and changes by you
Moving the travel period:Rebooking is possible up to 12 weeks before arrival – for the same accommodation and once per booking. For each rebooking we charge a €49 processing fee (including a new invoice).
Shortening the travel period:A shortening counts as a cancellation of the days no longer used. The cancellation fees from point 4.3 apply to these days.
More people than booked:Please let us know no later than 3 weeks before arrival so that we can adjust the price and the host can prepare enough beds. If you arrive with more people than booked,the host can collect the corresponding surcharge on site or refuse entry to additional people – especially if the maximum occupancy is exceeded or official regulations speak against it.
Different numbers of people within the travel period:The entire accommodation is always booked. Different occupancies within one period (e.g. 4 nights with four people,3 nights with seven) unfortunately cannot be charged separately – the highest occupancy applies for the entire period.
New invoices due to your changes:If a new invoice has to be issued because of a change or because of incorrect details,we charge a €29 processing fee per newly issued invoice.
4.3 If you have to cancel
That can happen – in that case please inform us in writing by e-mail. Depending on the timing,the following fees apply,based on the rental price:
- up to 91 days before arrival:the amount of the deposit (see point 4.1)
- from 90 to 61 days before arrival:30%
- from 60 to 31 days before arrival:60%
- from 30 to 8 days before arrival:90%
- from 7 days before arrival:100%
Good news:If we can re-let your hut for the cancelled period,no cancellation fees apply – only the processing fee in the amount of the deposit remains. In the case of partial re-letting,we charge cancellation costs only for the period not newly occupied,plus the processing fee.
No-show:If you have not arrived by 10 pm on the day of arrival without giving us prior written notice,the contract is deemed cancelled. In that case 100% of the rental price is due as a cancellation fee,and the accommodation may be re-let immediately. A short e-mail is enough to avoid this.
4.4 How we settle a cancellation
So that you always know where you stand,after every cancellation you receive a clear statement from us. In it you see at a glance:what total amount is due,what part of it is already covered by your deposit and what remaining amount is to be paid directly to the host.
The processing fee corresponds to your deposit and remains with us. All cancellation costs beyond that are due to the host and are transferred by you directly to him,to the account named in the statement.
4.5 Proof of re-letting
We play with open cards here:in the occupancy calendar you can see for yourself whether your period has been newly occupied (up to about 2 days before arrival – after that,calendars are often locked so that the hosts can prepare in peace). You can also satisfy yourself,or have an authorised person do so on site,that no occupancy has taken place. We always endeavour to re-allocate the period as well as possible,and we tell you honestly if we succeed.
4.6 Free cancellation in extraordinary circumstances
Both you and we can withdraw from the contract if unavoidable and extraordinary circumstances (force majeure) significantly impair the trip or make it impossible – such as natural disasters,official travel bans or closed access roads. In that case you receive all payments already made back in full,no cancellation fees apply,and further claims for damages are excluded.
Our tip:Personal reasons such as illness,an accident or a death in your personal circle unfortunately do not legally count as “extraordinary circumstances”. That is exactly what travel cancellation insurance is for – we really recommend taking one out. It costs little and takes away a lot of worry.
5. If we or the host have to withdraw
5.1 Withdrawal due to non-payment
If,despite reminder and formal demand,payment is not made on time,we may withdraw from the contract,cancel the booking and pursue the outstanding amount through the order-for-payment procedure.
5.2 If the accommodation is no longer available
Should your booked hut no longer be available for reasons beyond our control (e.g. sale of the property,blocked periods not reported by the host,serious damage),we will find you an equivalent or better replacement accommodation – at no extra cost to you. If it is cheaper,you naturally pay the lower price. You can,however,also decline the replacement accommodation and withdraw free of charge;payments already made will then be refunded in full. Further claims for damages are excluded.
5.3 Withdrawal due to force majeure
In the event of unavoidable and extraordinary circumstances,both you and we can withdraw from the contract. The rules in point 4.6 apply.
6. Your stay with us
6.1 How we imagine getting along together
Please treat the hut as if it were your own:carefully,respectfully and considerately towards hosts and neighbours. Our principle is simple:“Leave your hut the way you found it – tidy,swept,dishes washed.”
In some huts you will additionally find house rules from the host – on site or in your booking documents. They supplement these terms and conditions and usually contain very practical things:waste separation,heating,water supply.
6.2 Check-in,check-out and handover
You will find the exact arrival and departure times in your booking confirmation. Please keep to them – that leaves enough time for cleaning,preparation and,if necessary,heating up. If you are delayed or arrive early,let the host know as early as possible;usually this can be solved without complications. On departure,please leave the hut swept,dispose of rubbish according to the local regulations and leave the dishes clean.
6.3 Number of people &visitors
The number of people stated at booking always applies. Please register additional people no later than 3 weeks before arrival – and only up to the maximum occupancy. If you arrive with more people than booked and permitted,additional guests can be turned away.
So that the host can comply with his legal registration obligation,please bring valid ID or a copy of ID for all travellers – including those arriving later.
Visitors who only come by during the day are no problem within the usual limits,as long as the house rules and the host allow it. However,only the booked persons may stay overnight,unless expressly agreed otherwise with the host.
6.4 Camping
Camping (tent,motorhome,campervan) on the hosts’ properties is not permitted without express permission. It is often agricultural land or protected areas where camping is legally prohibited – we cannot change that either. If additional people arrive who “just want to camp”,the host can end the stay immediately and take legal action.
6.5 Fire,smoking,barbecuing,stove &sauna
Our huts are mostly built of wood – some for over a hundred years,often in the middle of the forest and far from the nearest fire brigade. A single spark can destroy a piece of history here forever. That is why we ask for special care on this point.
Smoking:Smoking is prohibited in all indoor areas. Outside,please only with an ashtray – never flick cigarettes away or press them into flower pots,wood piles or dry grass.
Open fire:Please never leave candles,oil lamps and fire bowls burning unattended,and extinguish them completely before going to sleep or leaving the hut. Campfires are permitted exclusively at fire pits expressly marked for this purpose – and only when no official forest fire warning is in force. In dry and windy conditions,please refrain entirely.
Barbecuing:Please only at the designated barbecue area and with sufficient distance from the hut,wood piles and the edge of the forest. Barbecuing is not permitted on wooden balconies,wooden terraces or under roof overhangs. Please extinguish charcoal and ash completely before leaving the barbecue area.
Wood-burning stove &wood-fired cooker:Please use only the dry firewood provided – no cardboard,no treated wood,no rubbish and no liquid firelighters. Keep the stove door closed during operation and do not overheat the stove. Please remove ash only after it has cooled down completely. Never into paper waste,compost or plastic buckets. Embers can smoulder on unnoticed for days.
Sauna:Please use only after instruction by the host and never leave it running unattended. Never place clothing,towels or objects on or over the sauna stove. Infusions only with water and suitable infusion products – never with alcohol or undiluted essential oils. Children only accompanied by adults,please. After the sauna,switch off the stove properly.
Safety equipment:Smoke detectors,fire extinguishers and fire blankets must not be removed,covered or misused. Please memorise right on arrival where the fire extinguisher,fire blanket and escape route are – two minutes that make all the difference in an emergency.
In the event of a violation you are liable for all resulting damage. The host can also end the stay immediately.
6.6 E-mobility (charging of electric cars)
Charging electric cars is permitted exclusively at the designated wallboxes or charging points,where stated in the hut description. For safety reasons,charging via extension cables,household sockets or improvised solutions is not allowed – this too is a fire issue. There is a dense network of professional charging stations in the surrounding area.
In the event of a violation you are liable for all resulting damage (e.g. fire or electrical damage). The host can additionally charge an electricity fee of €0.50 per kWh and take legal action.
6.7 Pets
Pets are only allowed in accommodations expressly marked as “pet-friendly” – and if you registered them at booking. More animals than booked,or unregistered animals,are unfortunately not possible. In “pet-free” accommodations pets are strictly prohibited;if you nevertheless arrive with a four-legged friend,the host may refuse you entry. That then counts as a cancellation,and the usual cancellation fees apply. Please rather clarify this with us beforehand – we usually find a suitable hut.
6.8 What the hut is there for
Your hut is intended exclusively for your private holiday stay. Passing it on to third parties,subletting or commercial use are not permitted. If you are unsure whether your plans fit,just ask us beforehand.
7. Defects,damage &liability
7.1 If something is not right
Should a defect arise on site,please get in touch immediately – with the host and additionally with us by e-mail,if possible with photos and a short description. Only if we know about it can we quickly find a solution together. If you fail to report a defect although it would have been reasonable for you to do so,this can limit your claims to a price reduction or damages.
7.2 Local conditions customary to the area
Real country life brings some things that are unfamiliar in the city. The following therefore do not count as defects:cowbells,animals,agricultural work and its smells;hay or harvest work with machines;repair work on forest roads by forestry operations;building work more than around 300 m away or on the opposite side of the valley. Much of this can be influenced neither by us nor by the hosts – and honestly,it is part of a real hut holiday.
7.3 Price reduction for justified defects
For justified,reported and unremedied defects a price reduction can be made. We base this on the Frankfurt table of travel price reductions;it is calculated for the duration of the defect.
7.4 If something breaks
That happens – what matters is that you say so. If you or a fellow traveller damage the accommodation or furnishings,please report it to the host without delay and pay for the repair or damage. If you cannot agree,let us know:we are happy to mediate between both sides. In the case of grossly unfair behaviour or repeated problems,we reserve the right not to accept further bookings in future.
7.5 Our liability
We are liable for errors in our booking system for which we are responsible,and for errors we make in the course of the agency service.
We are not liable for booking errors resulting from incorrect or incomplete details provided by you;for service disruptions,damage or defects that fall within the host’s area of responsibility;or for damage caused by unavoidable and extraordinary circumstances. We are not liable for the actual provision of the accommodation service – that lies exclusively with the host. Our liability for financial losses is,to the extent legally permissible,limited to the typically foreseeable damage.
8. Legal matters,dispute resolution &data protection
8.1 Applicable law and place of jurisdiction
Austrian law applies to our agreements. The place of jurisdiction is Schwaz/Tyrol. As our guest,you naturally also have the right to bring proceedings before the court responsible for your place of residence.
8.2 Partial invalidity
Should a provision of these terms and conditions be invalid,all others remain valid. The invalid provision will be replaced by a valid one that comes closest to its economic purpose.
8.3 If things get stuck
Then we want to find a fair solution together with you – just get in touch:info@urlaubshuetten.com. Experience shows that most things are resolved with a phone call.
We do not participate in dispute resolution proceedings before a consumer arbitration board;nor are we obliged to do so. Your statutory rights and access to the courts naturally remain unaffected.
8.4 Data protection
We process your data in accordance with the GDPR and Austrian data protection law – you can rely on that. We use your booking data exclusively to process your trip. We pass on your name,contact details,travel period and number of guests only to your respective host. There is no disclosure to third parties for advertising purposes. Retention periods follow the statutory requirements (e.g. § 132 BAO – generally 7 years for tax-relevant data). After that,your data is deleted or anonymised. You will find the complete privacy policyon our website;it forms part of these terms and conditions.
