Depending on location and season, up to 35 bookings a year are possible. A small Tyrolean hut with 2 beds reached 40 in one year – a single example, not a promise.

What sets us apart from bigger providers
With us you talk directly to Pauline, Julia or Daniel – they know your region and decide straight away.
- Your money directly from the guest – in cash on arrival or by bank transfer in advance. With bigger providers often only monthly or quarterly.
- No commitment – a handshake, cancellable at any time. Existing bookings are still handled. Elsewhere often a contract with a fixed term.
- Personal – we know every hut. Bigger providers, often less personal.

More than letting
Guests should be able to taste your region.
For us, letting does not end with the booking. Do you have a farm with your own products – bacon, cheese, schnapps, honey, eggs? Then there is a real game changer here: we make your direct marketing visible and think of it together with the letting.

Whether on the farm, on the alpine pasture or in the surrounding area: your products belong in front of the guests. They taste, buy and take a piece of the region home with them.
A second income
Letting plus direct marketing can become a reliable second pillar – additional income that strengthens the farm, the hut and the family business.

Huts, holiday houses and farms already bring a lot with them: regional products, short distances, grown substance, nature outside the door. We make that visible for guests – and so attract conscious, careful guests.

We know what it means to run an alpine pasture or a farm – with the rhythm of the year, weather risk and invoices. Before you decide, feel free to read how we think about your work.
The most important questions
This is what every host wants to know first.
What are the 12 % calculated from?
Only on the pure rental price. Tourist tax, final cleaning, dog, bed linen and extras do not count towards it.
How does payment work?
The guest pays the deposit in the amount of our commission to urlaubshuetten. You get the rest directly – by bank transfer in advance or in cash on arrival, however you arrange it.
What happens in the case of a cancellation?
If a guest cancels, we try to re-let the period. If that works, the cancellation fee is waived or reduced. Only what remains open is charged fairly. You are protected, the guest treated fairly.
Who sets the price?
We set the price together. We are happy to advise you – to suit the hut, location and season.
Is there a contract?
No. No contract, no minimum term. With us a handshake applies. You can stop at any time – you only still handle the bookings you have confirmed.
Which accommodations do you take?
All five types: alpine and mountain huts including ski huts, chalets, holiday houses, holiday apartments as well as farms and farm apartments. From the small alpine room to the large group house.
Who takes the photos and writes the description?
We take care of that. We come by, photograph your hut and write an honest, inviting description – you do not have to worry about anything.
Can I also offer my own farm products?
Yes, very gladly. Guests like to take farm products such as eggs, bacon or cheese with them – that way direct marketing becomes a second pillar alongside the letting.

Please talk to us before you renovate on a large scale.
Often the charm lies in exactly what others hastily renovate away. We tell you honestly what you had better leave alone and what really pays off.
If we work together afterwards, the consultation costs you nothing.
Arrange a personal inspection
Daniel comes to you, looks at everything, takes the photos and discusses the next steps. In advance we charge 40 cents per kilometre. If we work together, the inspection is free.
